Ms. Powell-Rands joined PHM in 2008 and assumed responsibilities for a large portfolio within PHM during a high growth period.  Today, she supervises the Missouri portfolio including PHM’s largest property – Hawthorne Apartments in Independence a development of 745 units.

Prior to coming to PHM, she worked in senior operational positions with large-scale companies in the Midwest having last served as head of property operations at Cohen-Esrey in Kansas City.  Ms. Powell-Rands has also developed policies for PHM and managed a variety of specialized projects.  Ms. Powell-Rands maintains her office in Kansas City.
